What is 解体BASE?
Kaitai BASE is a business app for demolition contractors provided by Retona Inc. (Taito-ku, Tokyo). It brings estimates, construction contracts and invoices, Construction Material Recycling Act notifications and asbestos pre-survey records, per-site cost and gross-profit tracking from daily reports, and a lead-generation website on the contractor's own domain into one app. AI is used to read property registry certificates, estimates and receipts, give rough quotes to property owners through a chatbot, and draft estimate line items, schedules and analysis comments. It costs 30,000 yen per month (excluding tax), with no limits on users or sites and no per-job fees (official site, as of October 2026).

About "解体BASE"
What is 解体BASE?
解体BASE (Kaitai BASE) is a business app that brings a demolition contractor's office work into one place. It is provided by Retona Inc. (Taito-ku, Tokyo). Inquiries, site surveys, estimates, contracts, pre-construction paperwork, daily reports during the job and invoicing are all connected through the same project record. When the office confirms a daily report submitted by the crew, that day's labor, heavy-equipment and fuel costs are posted to the site's cost ledger. Its core feature is that you can see how much profit is left on each site before the job is finished.
Paperwork specific to demolition can also be generated from the project data: notifications under the Construction Material Recycling Act (Form No. 1, Appendix Table 1 and the power of attorney), asbestos pre-survey records, result reports and on-site notices, and the demolition certificate used to register a building's removal. The app also includes a lead-generation website published on your own domain, with a chatbot.
AI is used to read property registry certificates, estimates, contract terms and receipts, to give property owners rough quotes in the chat, and to draft estimate line items, schedules, analysis comments and summaries of asbestos survey reports. The privacy policy lists Google (Gemini API) as the contractor for AI-based analysis and text generation.
Features
The official feature list is divided into six groups: lead generation; estimates, contracts and invoices; sites and daily reports; costs and analytics; statutory documents; and master data and permissions. Here are the main ones.
- One record per project Enter the customer's name and address, the job location, the building's structure and floor area, and registry details once, and you can produce estimate → construction contract → invoice, recycling-act notification → power of attorney, asbestos survey record → report → on-site notice, plus schedules, letters to neighbors and demolition certificates without retyping. Projects can be viewed from first inquiry to completion in either a board view or a list view.
- Reading registry certificates and documents (AI) Add a photo or PDF of the property registry certificate and the location, structure and floor area are filled in automatically. Attach an existing estimate as a PDF or photo and AI reads the line items into the app. It can also read the clauses of the contract terms you currently use from a PDF or photo.
- Estimates, construction contracts and invoices Estimates are calculated from your registered unit prices and statutory welfare costs and output as PDFs. Revision history and the projected cost at the time of estimating are kept. Construction contracts carry over the estimate contents, and you can swap in your own contract terms. Invoices let you save and choose from multiple bank accounts.
- Daily reports and per-site cost and gross profit The crew simply tap to select the site, who worked and which equipment was used. Short remarks can be entered by voice, and site photos can be attached. When the office confirms a report, labor, equipment and fuel costs are posted by multiplying attendance and equipment hours by your registered rates. For disposal and material costs, photograph the receipt and the amount, date and payee are read automatically. A warning appears when the cost ratio approaches its limit (80% of the contract amount by default; adjustable). Income from selling scrap metal can be added to gross profit as miscellaneous income.
- Statutory documents and deadlines You can produce recycling-act notifications (Form No. 1, Appendix Table 1, power of attorney), asbestos pre-survey records, result reports and on-site notices, demolition certificates and letters to neighbors. For asbestos, whether a report is required and its deadline appear as badges on the project list, and records support the three-year retention required by Article 3 of the Ordinance on Prevention of Asbestos Hazards. AI can also draft a summary of the report from what you entered and the per-material records.
- Analytics View cost composition, monthly trends and gross margin by demolition area. AI analysis comments describe changes in the numbers and next steps in writing. The official site explains that "the app calculates the numbers; AI only puts them into words."
- AI drafts (estimates and schedules) AI drafts estimate line items from similar past jobs, and allocates days per phase from similar past sites. The AI for estimates, schedules and analytics is enabled on request.
- Lead-generation website and chatbot Publish a page on your own address (like "samplekaitai.com") showing completed work (before/after photos, duration, cost range), license numbers and service area. A chatbot answers property owners at night and on holidays and gives a rough cost from the building's structure and size. For owners who don't know the floor area, it can read photos of the building or a property tax notice. Site-survey booking, a progress page for owners after they inquire, and post-completion surveys are also available.
- Users and permissions Crew members can only handle daily reports and register site photos and surveys; they cannot open estimate, invoice or cost screens, and the daily report screen shows no rates or amounts. Daily report submissions can also be notified to Teams or Slack.

How to use
- Request a demo Book a free 30-minute demo on the official site, or get in touch via the brochure request or inquiry form. A trial page that requires no registration lets you try cost management in three steps: set rates → submit a daily report → view costs (numbers entered in the trial are neither saved nor sent).
- Register your rate table Register labor rates by trade (per day or per hour), workers, hourly rates and fuel consumption for heavy equipment, subcontractors, and item prices for each disposal site. The provider's representative (a certified SME management consultant) personally supports the initial setup and can hand over the app with rates already registered (the cost of this work is discussed separately after hearing your needs).
- Register a project and create documents Enter the details from the inquiry and site survey into the project, then create estimates, contracts, notifications and asbestos records from the same data.
- Crew submit daily reports; the office confirms them The crew submit daily reports from their smartphones, and the office reviews them together by site and day before confirming. Before confirming, you can check that nobody is counted twice and that equipment hours do not exceed working hours.
- Invoice and check profit Issue the invoice, photograph receipts to add them to costs, and check each site's gross profit and analytics.

Pros and cons
Pros
- Demolition-specific documents (recycling-act notifications, asbestos records, demolition certificates) are produced from project data without retyping
- Costs build up per site just by confirming daily reports, so you know the profit mid-job
- Costs of your own crew and equipment (which produce no receipts) are posted from your rates
- Reading registry certificates, estimates and receipts reduces data entry
- Flat 30,000 yen/month, with no limits on users or sites and no per-job fees
- No minimum contract period; cancel month to month
- Crew can use daily reports only, without seeing estimates or costs
Cons
- Specialized for demolition contractors, so it does not suit companies in other trades
- A new service from a company founded in 2026; only one published case study at the time of checking
- The lead-generation website costs an extra 150,000 yen (excl. tax), and the initial rate setup service is also charged separately
- Requires an online connection; at sites without signal you must move somewhere with signal to save
- AI drafts for estimates, schedules and analytics are enabled on request
- Notifications and reports are a drafting aid; responsibility for their content and legal compliance lies with the contractor (official FAQ)
Reviews and reputation
解体BASE is a new service launched in 2026. As of October 2026, we could not find user reviews or ratings anywhere other than the official site.
The official site features a case study from 株式会社竹内建設 (Kanagawa Prefecture, fewer than 15 employees). It describes switching from per-site Excel files that office staff totaled every day, cutting document preparation time from 8 hours to 2 hours per site, completing the rollout in one day, and the whole company starting to look at costs together. The features they use most are cost management and document creation.
The representative of Retona Inc. is a certified SME management consultant. As background to the product, they cite growing up in a family business doing industrial waste processing and demolition, working on web marketing and management for its demolition division, and visiting more than 20 demolition contractors. The representative personally handles everything from initial consultation to setup.
